Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.


Radon is colorless, odorless, and extremely carcinogenic (cancer-causing). It can affect homes anywhere in the US, and the only way to check for elevated levels of radon in your home is with testing. We give a quick turnaround with 48-hour testing using continuous electronic monitors that give an hour-by-hour breakdown of the test results.


The purpose of an infrared scan is to find issues and catch them before they become a major problem. We help identify moisture, insulation, electrical, HVAC issues, and more via modern tools such as an infrared camera.


We use a national property condition and data company to pull historical permit records on your property. This allows you to determine if and when permits were pulled for repair and renovation work. Home permit history reports are complimentary with every home inspection, if data are available.


Roof Inspections are pretty straight forward, except when they are not. Hazards and the inability to access using a ladder may prevent other inspectors from being able to inspect the property roof. We use drones to give a bird-eye-view of not only the roof and potential sags sags but other defects as well.


Most builders offer a one-year warranty on a new home. We perform a full home inspection before the builder’s warranty expires. Just because your home is new doesn’t necessarily mean it is defect free.


If you suspect that your home has water damage, or you would like to have a home you’re interested in purchasing tested for moisture, we can help. Using moisture meters and thermographic technology, we can check a single wall or the entire house for leaks and water damage.


Newly constructed homes need an objective third-party to inspect. The city or county inspectors often don’t catch everything. We have been trained to have a keen eye for anything that could compromise a new home’s lifetime or safety.


What is the cause of the moisture and how can it be fixed? A lab report which simply identifies the quantities and types of mold will not do this. Including a mold inspection with air sampling helps determine whether or not a mold problem exists. We use moisture meters, humidity gauge, thermal imaging and my knowledge of building science to try and determine what is causing the moisture issues.


A mold air test will identify and quantify mold spores present in the air. This method is useful in situations where visible mold may not be present, or simply if peace of mind is desired. My mold air testing service includes three air samples that are taken on site and sent to a nationally accredited laboratory for analysis and report.

Our Inspection Process

At House Pros we will take the exterior 360 pictures when we arrive at the property, starting with the exterior inspections. We then move inside and inspect each room and take room by room 360 pictures along with other pictures to be added to the detailed inspection report. This photo process provides you and us photo documentation of each room.

After the inspection, we will upload the pictures and attach them to your home inspection report.
